Charlottesville properties change character across a single lot more than almost anywhere else we work. Rolling Piedmont terrain means one bed sits in deep soil at the bottom of a grade while another forty feet uphill has eight inches over saprolite. Planting both the same way and expecting the same result is the most common mistake we are called in to correct.
Slope also governs what survives. Water moves fast across Albemarle grades, taking mulch, amendment, and topsoil with it. On anything meaningfully sloped we terrace, use heavier stone rather than shredded mulch where runoff concentrates, and select deep-rooted plantings that hold soil rather than sitting on top of it.
Shade is the third factor. The mature canopy that makes these neighborhoods desirable also rules out a great deal of conventional planting. We would rather design for the light a property actually has — woodland understory, shade-tolerant natives, and hardscape where nothing will thrive — than install sun plants that decline for two seasons and get replaced.
